Have you purchased a property and you're interested in renovating it?
Here are three important things that you should pay attention to achieve a high quality, efficient, and successful construction/renovation process.
Tip #1: Put an emphasis on infrastructure work.
thorough, meticulous, and professional infrastructure work is an essential basis for high quality finishing works.
א.a. Avoid connection of old and new infrastructure as much as possible. We will always aspire to reduce as much as possible the connection of between old and new infrastructure in order to produce high quality renovation work. We will aspire to fully replace existing old infrastructure so we can provide an optimal base for planning and design, and to ensure long-term efficiency
b. High Quality and suitable materials. Every aspect of the renovation has its most appropriate material. How do you ensure the quality of the material? – Every reputable company has its technical consultants that are available to consult to contractors, private clients, and other professionals. The consultant's job is to present you with the most suitable material for your work.
Tip #2: Use a Gantt Chart.
Skilled professional architects and contractors use a Gantt chart which incorporates all the activities of the players involved in the project in to one schedule and project timeline – professional, suppliers, subcontractors, etc.. The Gantt chart specifies the time allocations for each stage of the project and when the relevant players must perform their work, each at the correct stage and time allowing the managers to manage and keep track of the project's progress. It informs the architects, designers, and client as to the project's schedule and provides a tool for them to adapt their plans and requirements to any changes which may be occurring on the site.
Tip #3: In-depth inspection and detailed/holistic planning to reduce uncertainty.
Renovation work usually takes place on a property that others planned, built, and supervised professionally. Therefore, a relatively large level of uncertainty exists in regard to the scope of the work that is needed in the project, and there is also uncertainty in regard to the project's schedule and budget.
So, how do we reduce the level of uncertainty surrounding a renovation project?
a. In-depth inspection in the construction site.
Prior to construction, we will examine the site together with the contractor and a building engineer, and we will identify and indicate necessary adjustments that need to take place in the worksite in order to start the renovation planning. The building engineer will examine the structural elements that affect the new design and will provide alternative designs if needed, that are best suited to the architectural requirements and the clients' requirements. The contractor and other professionals whose plans may be impacted by the constraints, and who are entrusted to perform the various infrastructure works such as plumbing, air conditioning, electricity, communication, security, etc., will examine and plan all the additional work and preparations required. For example: the suitability and quality of connections and parts of the systems that do not change, performing additional comprehensive suitability examinations, and producing specific plans relevant to their field of work.
b. A detailed general design.
Upon completion of the various examinations the contractor will compile the individual designs and plans of the different professionals. Then he will hand them over to the architecture team, and together they will prepare a plan and design that reflects the scope of all the work needed to be carried out in the project. This way of work enables execution of the project to the highest standards, and in accordance with the planning team's design requirements – thus reducing, and even eliminating, any uncertainty in the project.
Good luck with your renovation and construction project!
